Cracks in Your Home: When They're Cosmetic and When to Worry
Cracking is the most common defect observation across our inspection database. In properties across Perth and Sydney, external wall cracking due to settlement is consistently one of the most frequently recorded findings, present in the large majority of established homes we inspect in suburbs like Morley, Cannington, Blacktown, and Parramatta.
That does not mean most houses are structurally compromised. It means cracking is a normal part of how buildings age, and the ability to distinguish cosmetic cracking from structural cracking is one of the core skills a building inspector brings to every property.
What Causes Cracking
Buildings crack for several reasons. Understanding the cause helps interpret whether the crack matters.
Thermal movement. All building materials expand and contract with temperature changes. In Perth’s extreme summer heat, brickwork, render, concrete, and timber all move. Where two different materials meet, say, render over brickwork, or a concrete slab against a brick wall, differential movement creates stress at the joint and eventually cracks.
Drying shrinkage. Concrete and mortar shrink slightly as they cure and dry. Hairline cracks from this process are normal and expected in any structure.
Settlement. Every new building settles into its foundation over the first few years. Minor cracking from this process is expected and usually stabilises.
Reactive soil movement. This is the significant one across most of Perth and parts of Western Sydney. Clay-rich soils expand when wet and contract when dry, sometimes substantially. A building sitting on reactive clay is subject to ongoing cyclical movement that continues year after year, not just during the initial settlement period. Perth’s eastern and southern corridors, and Western Sydney’s clay belt, are the areas where this is most consequential.
Tree root influence. Large trees extract moisture from soil over a wide area, causing localised drying and shrinkage beneath footings. The result is differential settlement, one part of the foundation moves while another doesn’t, which produces diagonal cracking patterns.
The Four Factors Inspectors Assess
When an inspector finds a crack, they assess it across four dimensions:
Width. Hairline cracks (under 1mm) are generally cosmetic. Cracks 1-5mm wide warrant monitoring and possibly minor repair. Cracks wider than 5mm are significant and typically warrant specialist structural assessment.
Pattern. The crack pattern tells you what forces produced it. Horizontal cracking along a mortar course in brickwork suggests outward pressure (often from soil behind a wall). Diagonal stepped cracking through mortar joints, the most common pattern in clay-soil areas, indicates differential foundation movement, with one part of the building moving more than another. Vertical cracking often indicates direct shrinkage or thermal movement. Multiple cracks in a consistent pattern across a wall are more significant than a single isolated crack.
Displacement. Does the crack show movement perpendicular to the wall face (one side higher than the other)? Displacement indicates the crack is active and has produced relative movement between the two sides, a more significant finding than a crack that is simply open with no displacement.
Location. Cracks at corners of windows and doors are common, these are points of stress concentration in any masonry wall. Cracks that extend from an opening to the roofline, or that run continuously across a wall from a foundation upward, indicate more significant movement. Cracking in sub-floor framing or foundation elements is more serious than cracking in render.
What a Building Inspection Report Will Tell You
The report will photograph every crack, measure and record its width, describe its pattern and location, note whether displacement is present, and assign a severity classification.
Minor cracks in render (hairline, no displacement, isolated) will be classified as maintenance items. Cracks consistent with reactive soil movement but within expected limits will be classified as moderate, worthy of monitoring and possibly professional repair, but not indicative of structural failure.
Cracks that are wide, show displacement, occur in multiple locations in a consistent pattern, or are in structural elements (foundations, load-bearing walls, slab edges) will be classified as significant, with a recommendation for specialist structural assessment.
That specialist assessment, by a structural engineer, not just a builder, is the appropriate next step for any crack classified as significant. The building inspector’s role is to identify and classify; the structural engineer’s role is to diagnose cause and recommend remediation.
Common Questions
Should I pull out of the purchase if there’s cracking?
Not necessarily. Cracking alone is not a reason to withdraw, the severity classification and specialist advice are. A property with extensive hairline cracking in render but no significant structural findings may be in better condition than a property with fewer but more serious findings.
Can cracking be repaired?
Cosmetic cracking in render can be patched, but patching without addressing the underlying cause (reactive soil movement, drainage issues, tree roots) means the crack will typically reappear. Structural cracking requires addressing the cause, drainage, root management, underpinning, or other structural intervention, before cosmetic repair.
How do I know if it’s getting worse?
Crack monitoring involves marking crack ends with a date and checking whether the crack extends or widens over time. An inspector who finds significant cracking will recommend monitoring as a follow-up action.
