Concrete Slab Inspections: What We Check and Why It Matters

The concrete slab is the foundation on which everything else in a residential building sits. Defects in the slab, whether from poor construction, soil movement, or long-term deterioration, can be among the most expensive to remediate and among the hardest to detect once the building is finished. Understanding what inspectors check in a slab assessment helps buyers and new-build clients know what they’re getting for their money.

Slab Inspections in New Builds

In a new build, the slab inspection occurs after the concrete has been poured and cured but before framing begins. This is a critical hold point because defects found at this stage can be addressed without demolishing finished work. Once the walls are up, slab defects become substantially harder and more expensive to rectify.

What the inspector assesses at this stage:

Surface level and flatness. The slab surface must be within tolerance for floor covering installation. Significant low points, high points, or slopes across the slab can cause problems for flooring, drainage, and the alignment of walls above.

Cracking in the green slab. Some hairline cracking is expected as concrete cures and dries. This is called plastic shrinkage cracking and is generally cosmetic. Wide or deep cracks at this early stage, or cracking with displacement, can indicate inadequate mix design, insufficient curing, or subgrade problems.

Set-down areas. Wet areas (bathrooms, laundry) typically have a set-down in the slab to accommodate tiling and ensure finished floor levels are flush. Inspectors check that set-down depths are consistent with the plan and adequate for the intended floor covering.

Slab edge and termite management. For new builds in both WA and NSW, inspectors check that the slab edge is at the correct height above finished ground level and that the termite management system, chemical barrier, physical barrier, or both, has been correctly installed at the slab perimeter and penetrations before the slab was poured.

Penetrations. Plumbing penetrations through the slab need to be sleeved and sealed. Unsealed penetrations create entry points for termites and moisture.

Slab Assessment in Existing Homes

For an established home, the slab itself is not directly accessible, it is covered by floor coverings internally and by soil, paving, or gardens externally. The inspector assesses slab condition indirectly, through its visible effects on the building above it.

Cracking in walls and floors. As described in our article on cracks, the pattern, width, and location of cracking in brickwork, render, and internal walls is the primary indicator of slab behaviour. Stepped diagonal cracking concentrated in particular areas, displacement between crack faces, or cracking that has opened over time suggests ongoing slab movement rather than historical settlement.

Floor level variation. Where floor coverings allow, inspectors can identify significant slopes or unevenness that indicate differential slab movement. In established Perth homes, a perceptible slope in a concrete floor, particularly when it correlates with cracking in the walls above, warrants further assessment.

Slab edge visibility. Where the slab edge is visible at the building perimeter (above garden beds, paving, or finished ground), inspectors check for cracks at the edge and for the condition of the termite management zone. Concealed slab edges, where soil, mulch, or paving has been allowed to cover the edge, prevent both inspection and the natural detection of termite entry.

Sub-floor moisture. In Perth and Sydney homes that have a combination of slab-on-ground and raised timber floor sections, moisture under raised sections can affect the slab perimeter. Inspectors use moisture meters to assess this.

Common Slab Issues by Region

Perth, The dominant slab issue across Perth’s established suburbs is reactive soil movement. Clay soils that expand and contract with moisture changes place the slab under cyclical loading, eventually producing differential movement and the characteristic crack patterns found consistently across our inspection records. New builds on sites classified as Class H1, H2, or E require slab designs engineered for those conditions; older homes built before current standards may have slabs that are underdesigned for their actual soil conditions.

Western Sydney, The clay belt across Western Sydney suburbs produces similar reactive soil effects to Perth. Strip footing construction (common in older Sydney homes) behaves differently from slab-on-ground; inspectors assess the footing system and look for differential settlement between footing sections.

Growth corridor new builds, In Perth’s outer southern suburbs and Sydney’s outer western growth areas, rapid development on sites with variable soil conditions has produced a pattern of early slab defects in some new builds. Stage inspections at the slab pour and frame stages catch these issues before they are concealed.

What Happens When a Slab Issue Is Found

For a new build, a defect found at the slab inspection stage is presented to the builder as a formal defect item requiring rectification before framing proceeds. The advantage of catching it at this stage is that options for remediation are far broader and less costly than post-construction.

For an established home, significant slab-related findings in the building report are typically accompanied by a recommendation for structural engineering assessment. A structural engineer can assess the extent of movement, advise on the cause, and recommend appropriate remediation, which might range from drainage improvements and tree management through to underpinning in more severe cases.

Not every crack means the slab needs replacing. Many Perth and Sydney homes with reactive soil cracking are structurally adequate and can be managed with drainage improvements, consistent irrigation, and crack repair. A structural engineering assessment gives you specific, defensible advice rather than a guess.
