RCD Safety Switches: What a Building Inspector Checks
Most buyers walk past the switchboard without a second glance. The small switches inside it do some of the most important safety work in the house. Residual current devices, better known as safety switches or RCDs, cut the power in a fraction of a second when something goes wrong with the electrical supply. What an RCD actually is
An RCD is a safety switch that constantly monitors the electricity flowing through a circuit. It compares the current going out through the active wire with the current coming back through the neutral wire. In a healthy circuit, those two are equal.
When some of that current escapes to earth, the two no longer balance. That can happen through a frayed cord, a faulty appliance, or someone touching a live part. The escape is called earth leakage. The RCD detects the imbalance and switches the circuit off almost instantly, well before the leakage is enough to cause a serious shock or start a fire.
Speed is what makes the device effective. If a power tool, a cord, or a socket gets wet while someone is using it, an RCD cuts power before the current can do harm and dramatically lowers the chance of a fatal shock. RCDs sit at the meter box and distribution board, the points where mains power feeds the home’s circuits.
Why RCDs matter
Under Australian wiring rules, new homes are now required to have at least two RCDs protecting the power and lighting sub-circuits. Older homes were often built with a single RCD, or none at all, depending on when the wiring was installed. The specifics vary between states, so anyone buying or selling a property should check the current requirement with a licensed electrician or the relevant state authority.
The requirement exists because safety switches save lives. They are one of the few electrical safety measures that act in the moment a fault occurs, rather than relying on someone noticing a problem first. For a buyer, compliant and working RCDs are a good sign that the property’s electrical safety has been kept to a modern standard.
What an inspector observes
It helps to be clear about scope here. A building inspector reports on what is visible and observable. An inspector is not a licensed electrician and does not carry out electrical testing as part of a standard building inspection, unless electrical testing is booked as a separate, specialist service.
Within that scope, a thorough inspection still tells you plenty. At the switchboard, an inspector can note:
- Whether RCDs appear to be present at the meter box or distribution board
- Whether the switchboard looks modern or is an older style that may predate current RCD requirements
- Visible signs of an ageing or overloaded board, such as a mix of old and new components, scorching, or rust
- Whether the board is labelled and accessible
These observations give a buyer a useful starting picture. If the report flags an older board, or notes that safety switches do not appear to be present, the sensible next step is a check by a licensed electrician who can test the circuits properly and confirm what is actually installed and working.
The types of RCD you might see
RCDs come in a few forms, and you may come across any of them when you open a switchboard or shop for protection.
A switchboard-mounted RCD is the most common type, fitted at the meter box alongside the circuit breakers. Two are usually fitted so that lighting stays on if one trips.
A combined RCD and circuit breaker does both jobs in a single device, guarding against earth leakage and overload. These are handy when a board is being upgraded and space is tight.
A portable RCD is a plug-in unit that clips onto a power board or socket. It only protects whatever is plugged directly into it, which makes it a practical option for power tools that are not already covered by a switchboard RCD.
A power point RCD is built into a power point near the meter box and protects appliances in one part of the home.
Testing and upkeep
RCDs are not a fit-and-forget device. The simple front-button test, where you press the “test” button to confirm the switch trips, is something a homeowner can do periodically. Quarterly is a common recommendation. That button check confirms the mechanism still trips, but it does not verify that the wiring behind it is correct. Full testing, the kind that confirms an RCD is genuinely protecting the circuit, is work for a licensed electrician.
It is also worth being realistic about what an RCD can do. A safety switch greatly reduces the risk of electric shock, though it does not make a home completely safe from electrical hazards. Care around electricity still matters. Switch the power off before working on any wiring, and use a cable detector before drilling into walls.
For buyers
When you are buying a home in Perth or Sydney, the switchboard is easy to overlook and worth understanding. A building inspection report that notes an older board, or absent safety switches, gives you something concrete to act on. That might mean arranging an electrician’s check before settlement, or factoring an upgrade into your plans.
