Termite Risk Across Perth and Sydney, What We See in the Field

Australia is one of the highest-risk countries globally for termite activity, and timber pest inspections exist precisely because termite damage falls outside standard home and contents insurance. A pest inspection before purchase means you know the timber condition of the property and its risk profile before you commit.

Across our DefectIndex, 8,245 inspections and 212,641 defect observations, termite-related findings are among the most consistent across both Perth and Sydney markets, though the specific patterns differ between the two cities.

Perth: The Concealed Slab Edge Problem

Perth’s residential building stock is dominated by slab-on-ground construction. The edge of the slab, where it meets finished ground level, is a critical point for termite management. Subterranean termites travel through soil and need to breach the gap between soil and timber to enter the building. A visible, inspectable slab edge is the primary line of defence: inspectors can check for mud leads (shelter tubes) at the point of entry.

In our Perth inspections, the concealed slab edge is one of the most frequently recorded termite-risk findings. Garden beds, paving, pavers set flush with the slab, soil build-up over time, all of these obscure the slab edge and prevent both inspection and detection of termite entry. The risk is not theoretical: termites can travel under paving from a colony established metres away from the building, enter through a concealed slab edge, and cause significant damage to timber framing before any surface evidence appears.

Mulch and garden beds placed against the house wall are the other consistently recorded finding in Perth inspections. Mulch retains moisture and provides cellulose, both attractive to termites. Garden beds touching the external wall provide direct soil-to-timber contact in some cases, or at minimum cover the slab edge that should be visible.

Other common Perth findings include high termite risk from environmental surrounds (established trees, stumps, or dense vegetation near the building), outdated chemical treatment barriers that have exceeded their effective lifespan, and concealed internal wall areas that cannot be inspected.

Sydney: Bushland Interface and Timber Sub-Floors

The Sydney market presents different termite risk conditions. The bushland interface zones, the Blue Mountains fringe, Northern Beaches, Hills District, Penrith corridor, have high activity from native subterranean termite species that originate in bushland and travel into residential properties.

Many older Sydney properties, particularly those built before the 1970s, have raised timber sub-floors with crawl spaces beneath. These sub-floor spaces are primary habitat for termite activity. Inspectors check for mud leads on foundation piers, hollow-sounding bearers and joists, and evidence of historical or current attack.

In Sydney inspections, timber in contact with ground, a direct termite access point, is consistently found where landscaping, soil build-up, or garden elements have grown against timber framing, fencing, or sub-floor elements.

What a Timber Pest Inspection Covers

A timber pest inspection, conducted to AS 4349.3, goes beyond what a standard building inspection covers. The pest inspector uses:

Thermal imaging. Termite colonies generate heat signatures detectable through walls and ceilings. Thermal cameras identify areas of elevated temperature consistent with colony activity that are invisible to the naked eye.

Moisture meters. Termites need moisture. Elevated moisture readings in wall cavities, sub-floor timbers, and around the building perimeter indicate conditions conducive to termite activity or presence.

Sounding. Tapping structural timber elements and listening for hollowness reveals concealed termite damage to load-bearing members.

Grounds inspection. The inspection extends to the property perimeter, checking trees, stumps, fencing, garden edges, and stored timber for evidence of colonies that may not yet have entered the building.

If Active Termites Are Found

An active termite find in a building report changes the purchase calculus significantly. The recommended next step is specialist treatment, but the type and extent of treatment depends on the species, the location and size of the colony, and the extent of accessible damage.

Before settlement, it is reasonable to request that the vendor engage a licensed pest management firm to treat and manage the colony, and to understand the extent of timber damage. A structural assessment of any affected load-bearing timber may also be warranted.

The Case for a Combined Inspection

When a single inspector holds qualifications in both building inspection (AS 4349.1) and timber pest inspection (AS 4349.3), findings can be correlated. A moisture reading in a sub-floor might indicate a plumbing leak (building issue) or conditions conducive to termite attack (pest issue), or both. A combined inspector sees the full picture from a single site visit.

For most buyers in both Perth and Sydney, a combined building and pest inspection is the most complete form of pre-purchase due diligence available.
