Outdated Termite Treatment Barrier

Termite/real/1970–2000, 2000–plus/timber frame, brick veneer, concrete slab

No evidence of a current, active termite chemical barrier is present at the property - either no treatment was ever applied, the treatment period has elapsed, or the site management plan has lapsed without renewal. Without an active barrier the property relies on visual inspection alone, which does not detect concealed termite entry. AS 3660.1 requires a continuous, maintained management system for all Class 1 and Class 10a buildings in termite-risk areas.

Severity rationale

Across 1,054 observations the modal score is 4 and the average is 3.66. The distribution is strongly weighted toward the high end: 688 of 1,054 findings (65%) sit at severity 4, and a further 4 reached severity 5. Only 1 observation recorded severity 2 and 361 recorded severity 3 - both typically where a partial or informal management record was present. The modal severity of 4 reflects that inspectors treat an absent or lapsed barrier as a materially unprotected property, not merely a paperwork gap.

Causes

  • Chemical barrier effectiveness expired - most products have an 8 to 10 year treated life
  • No physical evidence of prior treatment: no drill holes, treated soil zone, or reticulation points found
  • Property changed hands without disclosure of treatment status or renewal obligations
  • Site management plan never established after original construction
  • Time elapsed since previous treatment without a scheduled renewal inspection

Symptoms to look for

  • No durable notice in the meter box, or notice shows a treatment date with no renewal entry
  • Absence of drill holes, reticulation fill points, or treated soil evidence at the perimeter
  • Increased exposure to termite attack with no active protection layer
  • Out-of-date or missing termite inspection certificate
  • No record of an active site management plan held by the owner

Remedies

  • Engage a licensed pest manager to establish or renew a chemical soil barrier to AS 3660.1
  • Where reticulation points exist, recharge the system on the manufacturer's schedule
  • Update or install a durable notice recording chemical type, installation date, contractor, and next renewal year
  • Implement an annual timber pest inspection program under AS 4349.3 while the barrier is being reinstated

Critical · before settlement

Get an inspector through this property.

An absent or lapsed chemical barrier leaves the property without active termite protection. Our recommendation is to obtain a pest manager quote before settlement and factor reinstatement cost into the purchase negotiation.
