When you’re buying a property, the costs add up fast: conveyancing fees, stamp duty, loan application fees, and building inspections. Understanding what building inspections cost, and how to pay for them, helps you budget accurately.

Upfront Pricing: No Hidden Costs

At SURE Building Inspections, every inspection type has an upfront price. You know the cost before you book, and the final invoice matches the quote. No hourly rates, no “complexity surcharges,” no additional fees for report delivery.

Upfront pricing matters because the alternative (hourly billing) creates a perverse incentive. An inspector billing by the hour has a financial interest in spending more time on site. An upfront-price inspector has an interest in being thorough and efficient, because they’ve committed to delivering a complete report for a known price regardless of how long the inspection takes.

What Determines the Price

Building inspection pricing in Australia typically varies based on three factors:

Inspection type. A standard pre-purchase building inspection is the most common. A combined building and pest inspection costs more because it covers both disciplines. Stage inspections (frame, lock-up, practical completion) are individually priced and often bundled at a discount.

Property size. A two-bedroom unit takes less time to inspect than a five-bedroom house with a pool, shed, and retaining walls. Most inspectors use a tiered system based on the number of bedrooms, property type (house, unit, townhouse), or floor area.

Location. Some inspectors charge travel fees for properties outside their core area. At SURE, our inspectors are based across their franchise territories (Perth south, Perth north, and Western Sydney), so travel within served suburbs is included in the quoted price.

Payment Methods

We accept all standard payment methods:

  • Credit and debit cards (Visa, Mastercard, American Express)
  • Bank transfer (direct deposit with a reference number)
  • Buy now, pay later (Afterpay, Zip) for inspections where available

Payment is typically due at the time of booking or on the day of inspection, depending on the service type. Report delivery timing does not change by payment method, and same-day delivery remains subject to access and availability.

Buy Now, Pay Later: Spreading the Cost

When you’re already committing to a deposit, conveyancing, and due diligence costs within a tight timeframe, the ability to spread the cost of a building inspection over a few weeks can ease the cash flow pressure.

Afterpay splits the inspection cost into four fortnightly payments with no interest. For a standard building inspection, that means four manageable payments rather than one upfront cost during an already expensive week.

This isn’t about making inspections “affordable.” It is about timing. When you need the inspection this week but your budget is stretched across multiple purchase-related expenses, flexible payment removes a friction point.

Bundled Services: Better Value for Multiple Inspections

If you need more than one inspection (which is common), bundled pricing offers better value than booking each service individually.

Building + pest combined. A single combined inspection is packaged around one site visit and one access arrangement. You also get the benefit of a single inspector who can correlate findings across both disciplines.

New build stage package. If you’re building, a package covering frame, lock-up, and practical completion inspections can reduce duplicate administration compared with booking each stage individually. More importantly, the same inspector follows your build across all three stages, building familiarity with the specific property and builder.

Pre-sale + vendor report. Sellers who commission a pre-sale inspection and want it formatted as a vendor report for distribution to buyers can bundle both services.

The Cost of Not Inspecting

Perspective matters. A building inspection for a standard residential property costs a few hundred dollars. Defect-related renegotiations and post-settlement repairs can be materially higher, depending on the property and findings.

The inspection doesn’t just protect you against catastrophic loss. It informs your negotiation. Buyers who inspect negotiate from a position of knowledge. Buyers who skip the inspection negotiate blind.

A few hundred dollars for a professional assessment is a fixed part of due diligence for many buyers, especially when the purchase timeline is tight.
