How Hillarys
was built
Hillarys takes its name from Bertram John Hillary, who arrived during the Great Depression, built a boatshed on the beach in 1930 and spent years fishing with his brother Harry as the area's only permanent residents. The Australian Army used the beach during World War Two and marked it as 'Hillary's Beach' on their maps, fixing the name before any suburb existed. Residential subdivision began in earnest in the late 1960s and accelerated through the 1970s, but the event that defined modern Hillarys was the State Government's decision to build a marina in preparation for Australia's defence of the 1987 America's Cup at Fremantle. Construction of Hillarys Boat Harbour started in September 1985, boat pens opened in December 1986 just before the America's Cup Challenge Series, and Sorrento Quay opened in December 1987. The marina and its retail precinct pulled development activity westward and the suburb was essentially fully built out by the mid 1990s. The resulting housing stock is predominantly double-brick on slab from the 1980s, sitting on Tamala Limestone with thin coastal sand over the top, and now entering the maintenance window where roofing, wet areas, and rendered external walls all need attention.
What makes Hillarys worth it
-
Hillarys Boat Harbour and Sorrento Quay as a backyard
The marina, boardwalk, restaurants, and AQWA aquarium sit within the suburb's western boundary. Residents can walk to a waterfront precinct that draws visitors from across Perth.
-
Two kilometres of beach access
Hillarys Beach runs along the western edge of the suburb. It is protected by the harbour breakwater on the north end, making it calmer than many exposed Perth beaches and popular for families and swimmers.
-
Whitford City for major retail, Sorrento Quay for dining
Westfield Whitford City is a short drive east for major retailers, while Sorrento Quay provides waterfront dining and speciality shopping without leaving the suburb.
-
Quick access to the Joondalup rail line
Whitfords station on the Joondalup Line is about five minutes east by car, connecting residents to the Perth CBD in roughly 30 minutes without navigating coastal traffic.
-
A settled, owner-occupier suburb with low turnover
Hillarys has a high proportion of owner-occupiers and low rental vacancy. Properties trade at a premium but hold their value well, supported by the coastal amenity and the marina precinct.
-
Practical suburban services without the price of Cottesloe
Hillarys offers coastal living with full suburban infrastructure at prices that remain below the prestige southern beaches, making it one of the better value coastal options in the northern corridor.

Local risks in Hillarys
Hillarys was built almost entirely between the mid-1980s and mid-1990s around the Hillarys Boat Harbour construction program. The dominant built form is double-brick on concrete slab with concrete or terracotta tile roofs, sitting on Tamala Limestone with thin Spearwood dune sand above it. That combination, coastal exposure, limestone substrate, and a housing stock now 30-40 years old, defines what SURE inspectors find here. In Hillarys, we regularly find: - External wall cracking from slab settlement: the shallow sand over limestone means slab edges are particularly vulnerable to tree root drawdown and garden bed moisture loading. Stepped cracking at the mortar courses of double-brick external walls is the most common finding across our Hillarys reports. Typical repair: $1,800–$6,500 depending on wall length and whether underpinning or crack stitching is required. - Roof tile displacement and failed ridge mortar: concrete and terracotta tile roofs from the 1988-1996 build wave are now at the age where bedding mortar carbonates and loses adhesion. Coastal westerlies accelerate mortar loss on the ridge line and verge capping. We see displaced ridge tiles in a significant proportion of Hillarys inspections. Typical repair: $1,800–$5,500 for ridge re-bed and re-point. - Moisture ingress through aged external render: winter westerlies drive rain against the western elevations of Hillarys homes, and where render has hairline-cracked or window seals have dried and split, moisture tracks behind the surface and into the wall cavity. Moisture meter readings above 18% on western-facing walls are a regular finding. Typical repair: $1,200–$4,000 for render patch and re-seal, rising to $8,000+ if internal lining is affected.
Common issues in Hillarys
Inspecting
Hillarys homes
Every SURE inspection in Hillarys covers structural, moisture, roof, drainage, and timber pest scope. The three most common findings in our Hillarys reports are external wall cracking due to settlement, bedroom ceiling and cornice joint cracks, and trees in close proximity to the dwelling. Hillarys sits directly on Tamala Limestone with thin sand above it, so the inspection focuses on slab-edge exposure, settlement cracking along external walls, and downpipes not properly connected to stormwater, which is a recurring drainage finding in this suburb. Coastal proximity means rendered walls, window seals, and ridge capping mortar get extra scrutiny for moisture ingress from westerly weather.

Questions we hear about Hillarys
Is a building inspection worth it for a 1980s or 1990s Hillarys home?
Yes. Most Hillarys homes are now 30 to 40 years old, which is the age at which original roof mortar, wet-area waterproofing, and rendered external walls first start failing. Coastal conditions accelerate weathering, so defects in this suburb often appear earlier than equivalent properties inland. Every SURE inspection comes with 12 months FREE advice so you are covered through the first year of ownership.
How does the coastal location affect Hillarys properties?
Hillarys sits one to two kilometres from the beach, which means winter westerlies and occasional sea spray reach the suburb. The main effects we see in reports are moisture tracking behind aged render, deterioration of window seals on the western elevations, and displaced roof tiles after strong winds. The good news is that double-brick construction handles coastal exposure better than lightweight framing, but the external envelope still needs regular maintenance.
What is the limestone foundation risk in Hillarys?
Tamala Limestone sits close to the surface across most of Hillarys, which means slab-edge exposure and retaining wall cracking are common inspection findings. Limestone itself is stable, but garden beds placed against the slab and disconnected downpipes concentrating moisture near footings are the real risk factors. Both are checked as part of every standard inspection.
How quickly is the report delivered and what support follows?
Same-day delivery is usually available subject to access and availability. The full PDF report with photos, severity ratings, and plain-English explanations arrives the evening of the inspection. All findings come with 12 months FREE advice from your inspector.
