What does a combined building and pest inspection cover?

It combines a structural building inspection (AS 4349.1-2007 Annexure A) and a timber pest inspection (AS 4349.3-2010) in one visit and one report. The inspector checks the roof frame, subfloor, external site timbers, load-bearing walls, slab and footings, pergola and other timbers, and carries out moisture testing.

A combined inspection satisfies pre-purchase due diligence by covering both termite and structural risk in a single visit. You get one report covering both scopes, with pricing confirmed before booking.

Is a combined inspection as thorough as two separate inspections?

Yes. Our inspectors are qualified to conduct both assessments and follow the same standards — AS 4349.1-2007 for building and AS 4349.3-2010 for timber pest. You get the full scope of each.

How long does a combined inspection take?

A combined building and pest inspection typically takes 1–2 hours on site, depending on the size and age of the property.

When will I get the report?

Same-day reports are standard — usually within 5 hours, subject to access. The inspector calls you on completion to walk through the findings, and you're welcome to ask questions for 12 months afterward.

Do I need to attend the inspection?

There's no need to attend. We arrange the timing with the agent or seller and attend only with their permission. The inspector phones you when finished to explain what was found.
