Common Defects in Perth Homes

Perth’s combination of reactive clay soils, hot dry summers, sandy coastal substrates, and a building boom that produced tens of thousands of homes in the 2000s and 2010s creates a distinctive pattern of building defects. After thousands of inspections across the metropolitan area, these are the 10 issues our inspectors encounter most frequently.

1. Reactive Soil Movement and Foundation Cracking

Perth sits on some of the most reactive soils in Australia. The clay soils that dominate suburbs from Armadale through to the eastern corridor expand when wet and shrink when dry, placing cyclical stress on foundations.

The result is cracking in brickwork, render, internal walls, and concrete slabs. Not all cracking indicates structural failure. Hairline cracks under 1mm wide are typically cosmetic settlement. Stepped cracking in brickwork wider than 2mm, diagonal cracking around window and door openings, and cracks that show displacement between the two sides warrant investigation by a structural engineer.

Properties in the 10-25 year age range on clay soils are the most commonly affected. The slab-on-ground construction standard in Perth means the entire building sits on soil that moves, unlike Sydney’s strip footing construction which can bridge small voids.

2. Roof Tile Deterioration

Perth’s intense UV exposure and extreme summer temperatures degrade roof tiles faster than in milder climates. Concrete tiles become porous, lose their coating, and eventually allow moisture to penetrate. Terracotta tiles are more durable but still crack, chip, and shift.

Inspectors look for broken or displaced tiles, deteriorated pointing at the ridge and hips, corroded or cracked valley flashings, and evidence of previous repairs. In suburbs like Joondalup and Rockingham, homes built in the 1990s housing boom are now reaching the age where roof maintenance becomes critical.

3. Termite Activity and Evidence

Perth’s sandy soils, warm climate, and proximity to bushland create ideal conditions for subterranean termites. Suburbs with established gardens and mature trees, particularly in the northern and eastern corridors, are higher risk.

Inspectors check for mud leads (termite shelter tubes) on foundation walls and piers, hollow-sounding timber in sub-floor framing and door frames, damage to skirting boards, and evidence of previous treatment or barrier systems.

Even if active termites aren’t found, many Perth properties show evidence of historical termite activity that was treated. The key question is whether the current protection is adequate: chemical barriers degrade over time, and physical barriers only work if they haven’t been bridged by landscaping or building additions.

4. Sub-Floor Moisture Issues

Properties with a raised timber floor (common in older Perth suburbs like Fremantle and Midland) require adequate sub-floor ventilation to prevent moisture accumulation. When ventilation is blocked by garden beds, paving, or additions, or when drainage directs water under the building, the sub-floor becomes damp.

Damp sub-floors cause timber decay, create conditions ideal for termites, and can lead to fungal growth on framing members. Inspectors check ventilation openings, moisture readings in sub-floor timber, and evidence of ponding or inadequate drainage.

5. Wet Area Waterproofing Failure

Bathroom waterproofing failure is one of the most common and most expensive defects across all Australian housing. In Perth, the issue is amplified in homes built during the rapid expansion of the 2000s, where construction quality was variable.

Inspectors use moisture meters to test walls, floors, and ceilings adjacent to wet areas. Elevated readings indicate that the waterproofing membrane has failed and water is migrating into the building structure. Left unaddressed, this causes timber frame decay, plasterboard deterioration, and potentially mould growth.

Repairing failed waterproofing typically requires complete demolition and reconstruction of the affected wet area: tiling, membrane, substrate, and sometimes framing.

6. Poor Drainage and Site Grading

Water management around the building perimeter is a fundamental defect preventer. When site grading directs water towards the building rather than away, or when stormwater systems are inadequate or disconnected, the consequences compound: increased soil moisture driving reactive soil movement, moisture ingress to sub-floor areas, and elevated termite risk.

Inspectors check the fall of hard surfaces around the building, the condition and connection of stormwater pipes and soakwells, and evidence of ponding after rain. Perth’s sandy soils are generally well-draining, but clay pockets and poor grading override that advantage.

7. Corroded Gutters and Downpipes

Galvanised steel gutters and downpipes have a limited lifespan in Perth’s salt-laden coastal air. Properties within a few kilometres of the coast, across suburbs like Rockingham, Fremantle, and Joondalup, experience accelerated corrosion.

Rusted gutters leak at joints, overflow during heavy rain, and eventually fail structurally. The water that misses the gutter lands against the building, causing all the drainage and moisture issues described above.

Replacement with Colorbond or aluminium is a relatively straightforward and cost-effective remedy.

8. Cracked or Deteriorated Render

Rendered external walls are ubiquitous in Perth housing. Over time, render cracks (from structural movement, thermal cycling, or impact), delaminates from the substrate, or deteriorates due to moisture ingress behind the render layer.

Small cracks are cosmetic. Delamination (where the render separates from the underlying wall and sounds hollow when tapped) is a more serious concern because moisture trapped behind the render accelerates deterioration of both the render and the wall behind it.

9. Non-Compliant or Deteriorated Retaining Walls

Perth’s undulating terrain means retaining walls are common across the metropolitan area. Older retaining walls, particularly timber sleeper walls and unreinforced masonry walls, deteriorate, lean, crack, and eventually fail.

A failing retaining wall is a significant liability. Replacement costs are high, and a collapsed wall can cause damage to neighbouring properties, creating additional legal exposure.

10. Asbestos-Containing Materials

Asbestos was used extensively in Australian building materials until the mid-1990s, with a complete ban taking effect in 2003. Any Perth home built before 1990 may contain asbestos in eave linings, wet area wall lining (fibro sheeting), fencing, gable ends, and sometimes roofing materials.

Asbestos in sound condition is not an immediate hazard. The risk arises when materials are disturbed, cut, drilled, or deteriorated. Inspectors identify probable asbestos-containing materials and note their condition. Confirmation requires laboratory testing, which is outside the scope of a standard building inspection.
