How Midland
was built
Midland's identity was shaped by railways from the start. Settlement dates from 1832 but true development only began in 1886 when the Midland Railway Company commenced operations. In 1891, James Morrison subdivided private land and the township of Midland Junction was surveyed, named for being the junction of the northern, eastern, and rail routes out of Perth. The junction character persisted through the next century. Between 1902 and 1904, the Western Australian Government Railway Workshops relocated to Midland, bringing hundreds of workers and making rail manufacturing the suburb's dominant employer for over eighty years. The stock sale yards, government abattoir, and associated industries followed, and by the early 1900s Midland was a working town with hotels, churches, a racecourse, and a picture theatre. The Railway Workshops closed in 1994, which immediately contracted the local economy and depressed property values. The Midland Redevelopment Authority, established in 2000, drove the transformation of the old workshop site into what is now the Midland Health Campus, new residential precincts, and a revitalised town centre around Midland Gate Shopping Centre. That redevelopment layer sits on top of the original 1950s and 1960s housing stock, creating a suburb of contrasting eras within the same postcode.
What makes Midland worth it
-
Midland train station with direct access to Perth CBD
The Midland Line runs directly into Perth CBD in around 40 minutes. The station is inside the commercial precinct adjacent to Midland Gate, making it one of the more useful suburban rail connections in the eastern corridor.
-
Midland Health Campus on the doorstep
St John of God Midland Public Hospital opened on the former Railway Workshops site in 2015 and provides a full emergency department and specialist services, which is rare for a suburb at this distance from the CBD.
-
Gateway to the Swan Valley
Midland sits at the western edge of the Swan Valley, Perth's closest wine region. Wineries, restaurants, and cycling trails along the valley floor are accessible within ten minutes of the suburb.
-
Affordable entry-level prices relative to inner suburbs
Midland offers some of the most affordable freehold land within a train commute of the Perth CBD. The combination of rail access and relative affordability appeals to first-home buyers and investors.
-
Ongoing urban renewal and infrastructure investment
The Midland Redevelopment Authority's work from 2000 onward has delivered new residential precincts, the health campus, improved streetscapes, and the upgraded Midland Gate retail precinct, with further investment planned.
-
Midland Gate for full retail services
Midland Gate is a large regional shopping centre with major supermarkets, department stores, and specialty retail, meaning residents do not need to travel further west for routine shopping.

Local risks in Midland
Midland's identity was shaped by the railway workshops that operated here from 1902 to 1994, and the housing stock reflects that working-town history. The suburb carries original 1950s-1970s timber-framed and double-brick homes on railway-era lots alongside post-2000 infill near the Midland Gate precinct and the health campus. Sites sit on Swan Coastal Plain alluvial sands over reactive clay that becomes more expansive toward the Swan River floodplain. In Midland, we see a lot of: - External wall cracking from clay foundation movement: the reactive clay sub-base drives differential slab and footing movement, particularly on older homes close to the river floodplain margin where clay is most expansive. Typical repair: $4,000–$14,000 depending on crack severity and footing type. - Asbestos-containing fibro-cement cladding: pre-1985 Midland homes routinely carry fibro eaves, wet-area linings, and wall cladding that contain chrysotile asbestos. Specialist testing: $400–$800; licensed removal if disturbed: $3,000–$9,000 depending on extent. - Termite activity in older timber framing: railway-era homes with hardwood and jarrah framing carry decades of termite pressure from river-adjacent soil moisture. Treatment for active infestation: $2,800–$5,500; structural frame repair: $6,000–$18,000.
Common issues in Midland
Inspecting
Midland homes
Every SURE inspection in Midland covers structural, moisture, roof, drainage, and timber pest scope. The three most common findings in our Midland reports are external wall cracking due to settlement, concealed slab edges, and trees in close proximity to the dwelling. Midland's reactive clay subsoils, particularly toward the Swan River floodplain, are the main driver of settlement cracking, and the inspection assesses crack patterns carefully to distinguish cosmetic seasonal movement from progressive structural failure. Older fibro-cement cladding in pre-1985 homes is noted and flagged for asbestos testing recommendation. Concealed slab edges and large established trees with root systems near footings are both checked as termite risk factors.

Questions we hear about Midland
Is a building inspection worth it for a Midland property?
Yes, particularly here. Midland has a wide range of building ages from the 1950s to the 2010s, which means the inspection scope and findings vary significantly by property. Older homes may have fibro-cement cladding, timber subfloors, and outdated switchboards. Newer infill townhouses can have construction quality issues from faster development cycles. The 12 months FREE advice that comes with every SURE inspection covers you through the first year regardless of what we find.
What is the asbestos risk in older Midland homes?
Homes built before 1985 may contain asbestos-cement sheet in eaves, wall linings, wet areas, and flooring underlays. Many of Midland's original railway-town homes from the 1950s and 1960s fall into this category. During the inspection we identify materials that appear consistent with asbestos-cement and recommend specialist testing. We do not sample the material ourselves.
How does the clay soil affect properties in Midland?
Reactive clay expands when wet and contracts when dry, which is a seasonal cycle in Perth. Over time this drives differential movement in slabs and footings, showing up as diagonal cracking from window and door corners and mortar joint failures in brickwork. The inspection assesses crack width, pattern, and recurrence to distinguish cosmetic movement from structural concern.
How quickly is the report delivered and what follow-up support do I get?
Same-day delivery is usually available subject to access and availability. Your full PDF report with photos, severity ratings, and plain-English explanations arrives the evening of the inspection. Every finding comes with 12 months FREE advice from your inspector.
