Differential settlement of concrete or paved pathways creates raised or sunken sections that direct surface water toward the building rather than away from it. Our inspectors record this in 7.86% of all Perth reports. Beyond water ponding and potential moisture ingress at the perimeter, uneven surfaces present a trip-hazard that may engage liability considerations for vendors and landlords.
Severity rationale
Of 610 observations, 573 (93.9%) scored 2 and 34 (5.6%) scored 3, with only 3 (0.5%) at 1. The modal score is 2 and the average is 2.05. The distribution is the tightest in the corpus - this defect is almost always a moderate maintenance item with no critical observations in the dataset. The score rises to 3 only when water is actively directed toward the foundation, ponding is confirmed, or multiple adjacent panels have failed simultaneously, compounding drainage impact.
Causes
- Natural sub-base settlement after construction as fill material consolidates
- Reactive clay soil expanding and contracting with seasonal moisture variation, lifting or dropping path sections
- Inadequate sub-base compaction or insufficient sand bed depth during original installation
- Tree-root intrusion lifting paver or concrete sections over time
- Erosion of the sub-base by water, particularly where drainage is already compromised
Symptoms to look for
- Visible lips or height differences between adjacent path panels or pavers
- Water pooling on pathway surfaces after rainfall rather than draining to the street or garden
- Soil or sand washing out from beneath path sections at the perimeter edge
- Path surface tilting toward the building perimeter rather than away from it
- Cracked concrete panels consistent with differential settlement of the sub-base
Remedies
- Engage a landscaper or concreter to relay affected paver sections on a properly compacted and re-levelled sand bed
- Where concrete panels have settled, engage a concreter to cut out and repour the affected section, or use a slab-lifting (mudjacking/polyurethane injection) contractor for minor differential
- Re-grade the pathway cross-fall to achieve a minimum 1:100 fall away from the building at all points
- If tree roots are the cause, engage an arborist before relaying - root-barrier installation may be required
- Monitor for water ponding against footings after rainfall; if moisture readings at the perimeter wall are elevated, engage a building inspector or structural engineer
