Left unattended, deteriorated eaves allow moisture into the roof perimeter, accelerating rot in rafter ends and creating conducive conditions for timber pests.

This is predominantly a cosmetic and maintenance defect; the score rises to 3 only when rafter ends or lining substrate are physically compromised.

- Water overflow from blocked gutters tracking across eave surfaces
- Roof timber defects causing localised sag or separation at the eave line

- Original paint applied to damp or inadequately prepared timber

- Discolouration, staining, or biological growth (lichen, algae) on eave linings
- Softening or minor sag in the eave lining at rafter end locations
- Exposed timber grain visible where paint film has fully broken down
- Quad trim pulling away or cracking at the wall-to-eave junction
Remedies
- Engage a painter to clean, prime, and repaint eave surfaces - minimum two finish coats on weathered timber
- Have a qualified carpenter assess rafter ends and quad trim where physical deterioration is found, not just paint breakdown
- Carry out general maintenance works including gutter cleaning to prevent overflow contributing further to eave wetting
- Replace any eave lining panels showing structural softness or rot before repainting
