Damaged Eave Lining
Damage to the underside lining of the eaves - including cracking, holes, gaps at junctions, and poorly cut penetrations around downpipes - is recorded in 8.78% of all inspection reports. Beyond the cosmetic concern, openings in eave lining allow birds, possums, and insects to access the roof cavity and can accelerate timber deterioration where moisture also enters.
Severity rationale
Across 682 observations the modal score is 2, recorded in 578 cases (84.8%). A further 91 observations (13.3%) scored at 1, and only 13 (1.9%) reached a 3. No scores of 4 or 5 were recorded despite the data pack listing severity_max as 4 - none materialised in this corpus. The average of 1.89 places this firmly in the low-to-moderate band; it is almost always a cosmetic and weathertightness maintenance item rather than a structural concern.
Causes
- General age and weathering of fibre cement or timber eave sheets over time
- Impact damage from ladders, branches, or maintenance access
- Rough or oversized penetrations cut around downpipes during installation or replacement
- Poor workmanship at eave lining joins or wall junctions leaving gaps unsealed
- Moisture ingress causing swelling and delamination of older sheet materials
Symptoms to look for
- Visible cracks, holes, or missing sections in the eave sheet
- Gaps at the junction between eave lining and external wall cladding
- Rough or ragged cuts around downpipe penetrations with no cover plate fitted
- Eave lining appearing bowed, delaminated, or unfinished in sections
- Visible join gaps or misaligned sheets along the eave soffit
Remedies
- Engage a qualified carpenter to replace or patch damaged eave lining sections
- Seal all gaps at the eave-to-wall junction with an appropriate flexible sealant
- Fit cover plates or collars around downpipe penetrations where rough cuts are present
- Repaint repaired sections with an exterior-grade paint to match existing finish

Damaged eave lining is a maintenance item in the vast majority of cases. Address open holes or large gaps promptly to prevent pest entry into the roof cavity; cosmetic cracking and minor joint gaps can be programmed into routine exterior maintenance.
