FAQs — Combined Building and Pest Inspection in the Central Coast region

What does a Combined Inspection include?

It combines our Structural Inspection with our Timber Pest Inspection in one visit and one report. Refer to AS 4349.1-2007 Annexure A and AS 4349.3-2010.

What happens during a Combined Inspection?

The inspector assesses the roof frame, subfloor structures, external site timbers, load-bearing walls, concrete slab and footings, pergola and timbers, plus moisture testing, then delivers one report of any defects or issues.

Is a Structural and Timber Pest Inspection necessary?

A building inspection should be part of your due diligence when buying. Combining both satisfies pre-purchase requirements and covers termite and structural risk in one report.

What's the difference between a Combined and a Comprehensive inspection?

The Combined Inspection covers structural elements (AS 4349.1 Annexure A) and timber pests (AS 4349.3). The Comprehensive Inspection also adds non-structural maintenance items (AS 4349.1 Annexure C) — doors, windows, appliances, drainage, and more.

Does the Combined Inspection include thermal imaging?

Yes, thermal imaging and moisture meters are used as standard during the timber pest component, the same tools used in our standalone Timber Pest Inspection, helping identify moisture-related conducive conditions alongside visual signs of termite activity.

Does the report cover conditions that attract termites, not just active activity?

Yes, the pest component identifies conducive conditions such as timber, garden beds or mulch against the house, and moisture sources that make a property more susceptible to termite attack, alongside the structural assessment of the building itself.

Will the report tell me if further termite treatment is needed?

Where termite activity or conducive conditions are found, the report includes recommendations on inspection intervals and next steps for treatment, the same guidance provided in our standalone Timber Pest Inspection.

What does a building and pest inspection include?

A combined building and pest inspection covers both scopes in one visit: the structural assessment under AS 4349.1 — roof frame, subfloor, load-bearing walls, slab and footings — and the timber pest inspection under AS 4349.3 for termites, borers and timber rot. One inspector, one attendance, and the findings from both arrive together so you can read structural risk and pest risk side by side.

What does a building inspection on the Central Coast include?

We check all accessible areas (roof space, subfloor, interior rooms and the exterior site) and note structural issues, moisture, and safety and maintenance items. For coastal and older homes we recommend a combined building and timber pest inspection.

Do you inspect older beach and waterfront homes?

Yes. Much of the stock around Woy Woy, Ettalong, Long Jetty and the lake edge is older fibro and timber. We assess how salt air, moisture and ground conditions have affected the building, and flag anything that needs a closer look.

Can you do staged inspections on a new Central Coast build?

Yes. Frame, lock-up and practical completion (PCI) inspections are common across the Warnervale and Hamlyn Terrace estates. We document defects at each stage so they can be rectified before handover.

When should I book a Central Coast building inspection?

As soon as you are serious about a property. For private treaty sales, review the report before the cooling-off period ends; for auctions, complete the inspection before auction day.
