The inspector assesses the roof frame, subfloor structures, external site timbers, load-bearing walls, concrete slab and footings, pergola and timbers, plus moisture testing, then delivers one report of any defects or issues.

A combined building and pest inspection covers both scopes in one visit: the structural assessment under AS 4349.1 — roof frame, subfloor, load-bearing walls, slab and footings — and the timber pest inspection under AS 4349.3 for termites, borers and timber rot.
