FAQs — Commercial Property Inspection in the Central Coast region

Is this inspection suitable for all commercial property types?

Yes, the inspection covers commercial offices, retail premises, small industrial units, and light commercial buildings. For large industrial or specialised properties, contact us to discuss the scope.

How is the price calculated for commercial inspections?

Commercial inspections are priced by square metre of floor area rather than by bedroom count. Tiers are in 100 sqm increments up to 500 sqm. Above 500 sqm, a per-sqm rate applies.

Does this include a pest inspection?

The structural inspection does not include timber pest inspection. The Combined Commercial Inspection (structural + pest) is available at a combined price.

How long does the inspection take, and when is the report ready?

It varies with floor area and building complexity — smaller properties take around 1–1.5 hours, while large commercial sites can take more than a full day. Standard commercial reports are issued the same day; larger sites need extra time to compile.

Is asbestos covered?

Asbestos is excluded under AS 4349.0 because it requires laboratory testing. Your inspector may flag obvious cement-fibrous-sheeting risk areas, but formal identification requires a Licensed Asbestos Surveyor.

Will structural leaks or water ingress be checked?

Yes — the inspector reports indications of roof and plumbing leaks and water ingress, which can conceal structural damage. Some leaks can only be confirmed with further, more invasive investigation.

Can I attend the inspection?

Yes, you and your solicitor or advisor are welcome to attend.

Do you inspect strata commercial tenancies?

Yes, strata commercial tenancies are covered under the same structural scope as any other commercial property. For larger or more specialised properties, contact us to discuss the scope.

Is the pool or site landscaping covered?

No, a structural inspection covers the building's structural elements only. Pool structure, equipment and site landscaping fall outside this scope; the Comprehensive Commercial Inspection covers the broader non-structural condition of the site.

Can a structural inspection be combined with timber pest?

Yes, the Combined Commercial Inspection covers both the structural and timber pest scopes in one visit, at a combined price, instead of booking the two separately.

What does a building inspection on the Central Coast include?

We check all accessible areas (roof space, subfloor, interior rooms and the exterior site) and note structural issues, moisture, and safety and maintenance items. For coastal and older homes we recommend a combined building and timber pest inspection.

Do you inspect older beach and waterfront homes?

Yes. Much of the stock around Woy Woy, Ettalong, Long Jetty and the lake edge is older fibro and timber. We assess how salt air, moisture and ground conditions have affected the building, and flag anything that needs a closer look.

Can you do staged inspections on a new Central Coast build?

Yes. Frame, lock-up and practical completion (PCI) inspections are common across the Warnervale and Hamlyn Terrace estates. We document defects at each stage so they can be rectified before handover.

When should I book a Central Coast building inspection?

As soon as you are serious about a property. For private treaty sales, review the report before the cooling-off period ends; for auctions, complete the inspection before auction day.
